Our home staging service is all about giving your home a little extra "wow" factor so that it attracts buyers and sells quickly for the best price.

We can help you present your house at its best ready to sell, so that it looks good and photographs well.

This is a unique service for lived in homes, showcasing the best aspects of the home you have rather than turning it into a show home.

Staging Your Home to Sell in Cheltenham and the Cotswolds 

Did you know that a small investment in staging your home can lead to as much as a 10% increase in selling price, as well as increasing the speed of sale?

 

Research shows that buyers make their minds up about a home very quickly, within just a few seconds of viewing. First impressions are absolutely key!

Our approach to staging homes is to make the most of what you already have, to showcase the unique features of your home and present it at its very best. We want buyers to appreciate its' potential and to be able to imagine themselves living there. 

We work mostly with your existing furniture and accessories, rather than bringing in off the shelf "catalogue" furniture which can look bland and not in keeping with the rest of your home.

 

You would be surprised what can be achieved by decluttering, re-organising the space, and repurposing items you already own. 

 

We also won't strip out all of your family personality and belongings - after all, it is still your home until it is sold. 

 

Where we feel it will add value however, we can suggest simple and cost effective ways to improve the look of a room, perhaps by decluttering it, or adding some new accessories.

Home Staging Consultation 

​

The first step in staging your home is to book a Staging Consultation with us in your home. This way we can get a sense of how the property currently looks and feels.   

​

This consultation takes up to 2 hours, during which we will do a full walk around of your home, taking pictures and making notes.

​

The consultation will include all accessible rooms in the home, as well as the garden and outside areas. We may be able to make some immediate suggestions you can implement straight away.

 

Following the consultation you will receive a detailed Home Staging Report which is yours to keep whatever you decide.  The report will include a detailed list room by room of our recommendations - it is completely individual and bespoke to your property, not just a generic checklist. 

The consultation and report together costs £200.

Additional Services 
 

One you have received and read the report, you can then choose to implement our recommendations yourself, or if you prefer, we can manage the whole process for you. For example we can come and reorganise the rooms, or shop for and supply decorative items.

 

​​We can provide any or all of the following services: 

​

  • Decluttering  

  • Reorganising your furniture to make better use of the space

  • Designing new styling and decor schemes where appropriate 

  • Sourcing and supplying new accessories or decorative items   

  • "Dressing" the rooms 

  • Obtaining quotes and liasing with cleaners, decorators, gardeners etc as needed.

  • Working with your estate agent and photographer â€‹

How much will it cost? 

​

We will give you a cost estimate for these services in your Home Staging report. Each and every property and project is unique and so is quoted for an individual basis.

Staging your home to sell could cost as little as £500 for a couple of sessions of decluttering and organising, or for larger more complex projects we suggest allowing 2-3% of the final asking price. 

​

Wherever possible we will look to save you money - for example we generally aim to use or re-purpose your existing furniture and accessories rather than buying new. 

 

Where needed we will suggest some budget friendly ways to introduce some fresh new touches such as artwork or cushions. Items purchased for you during the staging process will be yours to keep, to take with you to your new home, or to sell or donate once the house is sold.

 

More rarely, we may suggest hiring bigger pieces of furniture such as sofas - this will be priced per property.
